The Hampton Cove problem

The water table under the cove sits high enough that crawlspaces here hold noticeably more moisture than the same house up the hill, and that moisture moves up through the floor into whatever is lying on it. The rug feels dry to the hand while the foundation cotton is holding enough water to support mildew. It shows first as a musty note in a closed room and only later as staining, by which point the damage is already in the weave.
